We get it, people want to move to San Diego and they’re not looking to leave. That’s not going to change this year, and the San Diego metro area is expected to remain a hot place to buy a home — it ranked No. 4 on Realtor.com’s “Top Housing Markets for 2024" list.

If you’re looking to buy or sell a home in SD, there’s a lot to consider and many unknown factors. To get a better idea of what we can expect in 2024, we asked Realtor.com’s Senior Economic Research Analyst Hannah Jones for her insights on the local market.

Q: San Diego is a top housing market — why does it remain so hot?
A: The San Diego metro area, which includes Chula Vista and Carlsbad, saw sales fall annually in both 2022 and 2023, as well as slowing price growth. However, we expect both sales and prices to turn around in 2024, climbing compared to the previous year.

Q: For someone looking to buy a home in the San Diego area in 2024, what should they look out for?
A: Inventory levels fell annually in the San Diego metro area from May through December 2023, which kept upward pressure on prices. This means that prospective buyers face relatively few for-sale options and high prices. The median listing price has climbed annually in San Diego since April 2019, and today’s competitive buying environment suggests the ascent will continue into 2024.

Q: Is San Diego’s 2024 housing market considered a buyer’s or seller’s market?
A: San Diego’s housing market leans towards a seller’s market, as low inventory levels and steady price growth mean that sellers can sell for a relatively high price while buyers still face challenging affordability conditions.

  • Expect a warm start to the week, but don’t hang up your raincoat yet. The National Weather Service is forecasting rain later in the week, with potential for heavy precipitation Thursday into Friday. Then, cooler temperatures are expected to move in next weekend. (National Weather Service)

  • The City of San Diego will launch the Business Emergency Response & Resilience Grant to help up to 100 local small businesses impacted by the devastating Jan. 22 storm and flooding. Applications are expected to be available in mid-February, and recipients could receive up to $5,000 assistance.
Community
  • With the potential for more rain this week, San Diego County and CAL FIRE are offering free sandbags to help locals prepare in unincorporated areas. Sand and bags can be picked up at various locations, mostly fire stations; it’s best to call ahead to confirm availability.
Sports
  • This weekend was a swinging success for Matthieu Pavon — the PGA Tour rookie won the Farmers Insurance Open at Torrey Pines. Pavon secured his one-stroke victory with a birdie on the final hole, becoming the first French player to win the tournament since World War II. (San Diego Union-Tribune)
Transit
  • North County Transit District received $53.9 million from the US Department of Transportation to improve the San Dieguito River Railway Bridge. The grant will replace the 108-year-old, single-tracked, wooden trestle bridge with a concrete double-tracked bridge.
Coming Soon
  • TNT Pizza is booming into downtown Chula Vista. The popular East Village pizzeria will open its second location this spring or summer at the former site of Attitude Brewing Company on Third Avenue. The brand also plans to open another shop in North Park before the year’s end. (Eater San Diego)

Number
  • $1.4 billion. That’s the economic activity generated by arts nonprofits in San Diego in 2022, according to the “Arts & Economic Prosperity 6" study via Americans for the Arts. This supported 19,000 jobs and 19.2 million visitors, ranking SD as one of the most “culturally robust” regions in the US. (Times of San Diego)
Open
  • Oceanside is taking a swing at padel, a racket sport that’s rising in popularity. The city installed two courts at 222 S. Coast Highway — the 9,500-sqft site of a former used car lot — making it the first public place where you can play the sport in North County. (The Coast News Group)

Good morning, San Diego. I’m excited to hear Justin Timberlake is coming back to Pechanga Arena, but it also makes me feel old. When I think of him, I think of his *NSYNC days. That was over two decades ago, but JT is still getting fans excited — locals may remember feeling hyped when *NSYNC’s “No Strings Attached Tour” came to Sports Arena in 2000.
