The idea of buying a home can seem overwhelming, especially with San Diego being one of the most competitive housing markets in the country.

Deep breaths, friends. We want to take a moment to highlight some programs available through the California Housing Finance Agency (CalHFA) that can help ease that burden, especially for first-time homebuyers. Remember — CalHFA programs have income eligibility requirements, and interested borrowers in San Diego County can’t make more than $231,000 annually.

🏡 Down payments

Coming up with the cash for a down payment can be one of the biggest obstacles. Thankfully, the state’s MyHome Assistance Program offers a deferred-payment loan of up to 3.5% of the home’s purchase price or appraisal value (whichever is less) to help first-time buyers with down payments and closing costs.

🏡 Mortgages

As of mid-October 2023, the average mortgage rate in San Diego is 7.478% APR for a 30-year, fixed-rate mortgage. California offers four main types of mortgage loans for first-time buyers, with the standard being the CalHFA FHA Loan Program, a 30-year, fixed-interest loan. The CalPLUS FHA Loan Program has a slightly higher interest rate, and is combined with the Zero Interest Program that helps with closing costs.

There are specialized loans as well, such as the CalHFA VA Loan Program for US military members and the CalHFA USDA Program for homebuyers in more rural areas.

🏡 Not just first-time buyers

If you already own a home and want to add space for more people, the state could provide a grant up to $40,000 to pre-develop a secondary unit — like a backyard cottage — on your property through the Accessory Dwelling Unit Grant Program. The San Diego Housing Commission also offers an ADU Finance Program that helps low-income homeowners with ADU construction loans up to $250,000.

  • The County Board of Supervisors has approved $3 million for local nonprofits to continue helping with the influx of 13,000+ migrants. Funding will be used to provide basic services like translation assistance, transportation, food, and temporary housing. The county is considering temporary migrant shelter locations, too. (San Diego Union-Tribune)
Closed
  • Twiggs Bakery & Coffeehouse — known for its elaborate cakes — has abruptly closed both of its University Heights locations. Owner Adrian Arancibia attributed the closures to inflation and rising wages, and said running the small business had been a struggle. (San Diego Union-Tribune)
Transit
  • Metropolitan Transit System’s new, electric Rapid 227 service rolls out this Sunday, Oct. 15. The route — running daily, 4 a.m. to midnight — connects Otay Mesa, Nestor, and Imperial Beach with service to the UC San Diego Blue Line Trolley, promising rides “from the border to the Trolley in just 15 minutes.”

  • The Commission for Arts and Culture is launching Impact, a pilot funding category for artists and organizations to submit art project ideas “with transformative potential” for underserved communities. The program will provide phased funding up to $100,000 for 10 collaborations from January 2024 to June 2025. Apply by 8 a.m. Monday, Nov. 13.

  • Karl Strauss Brewing Company has completed the acquisition of its original brewpub location at 1157 Columbia St. in downtown San Diego. Considered one of the pioneers of SD’s craft beer scene, the longtime brand has plans to reimagine the space to serve as a tribute to the Capital of Craft. (Brewer Magazine)

  • San Diego Wave FC collaborated with The Animal Pad and Ground Floor Murals to create a paw-sitive mural at 538 Seventh Ave. featuring defender Abby Dalhkemper holding a dog. The player partners with The Animal Pad and the artwork is part of her nomination for the 2023 Nationwide Community Impact Award.

  • The Nat’s Canyoneers — a group of volunteer “citizen naturalists” who lead hikes across San Diego County annually September-June — have some fun treks coming up. The Mexican holiday of Día de los Muertos fondly remembers loved ones who have died. Celebrate at these local community gatherings:
  • Downtown Oceanside’s Día de los Muertos Festival on Sunday, Oct. 22, 10 a.m.-5 p.m., will feature a car show and chalk cemetery where you can memorialize a loved one.
  • Downtown Chula Vista will host its Día de los Muertos Celebration on Saturday, Oct. 28, 3-8 p.m., featuring live performances, food vendors, and an altar — aka ofrenda — competition.
  • Barrio Logan’s Espírítu de Xochímílco on Sunday, Oct. 29, 12-7 p.m., will include family-friendly workshops, food vendors, a “Coco” screening, and live entertainment.
  • Mid-City’s Camino de las Almas at 4 p.m. Wednesday, Nov. 1, will feature face painting, mariachi, and a procession down El Cajon Boulevard.
  • Old Town San Diego will host its sundown candlelight procession along San Diego Avenue on Thursday, Nov. 2, ending at El Campo Santo Cemetery.
